Nest (Vs) GP Inc. has submitted a proposal for twelve two-storey townhouses at 10165 Victoria Square Blvd and four two-storey townhouses at 10197 Victoria Square Blvd. The subject lands are east of Victoria Square Boulevard and north of Major Mackenzie Drive East. The north parcel of the land, also known as 10165 Victoria Square Boulevard, has an area of approximately 1.04 acres and the south parcel, also known as 10197 Victoria Square Boulevard has an area of about 1.44 acres.

The subject land is ideal for the construction of townhomes because it is situated in a residential neighbourhood populated with many schools, restaurants, and parks. To the north are many open green spaces and Sir Wilfred Laurier Public School. To the west is a residential neighbourhood along with Sir John A. Macdonald Public School. To the south is Victoria Square Montessori School and Royal Cachet Montessori School. Further to the southwestern corner of the site are many retail stores and restaurants such as Canadian Tire, Boston Pizza, Shoppers Drug Mart, TD Canada Trust Branch and ATM, Starbucks, Marble Slab Creamery and Starbucks. To the east is Carlton Creek and Hazelton Park.

The area is also ideal for transit with Highway 404 only a four-minute drive away to your east, and Highway 7 and Highway 407 to your south.

The proposal is separated into details pertaining to the north parcel, 10197 Victoria Square Boulevard, and the south parcel, 10165 Victoria Square Boulevard.

The proposal for 10197 Victoria Square Boulevard Townhomes indicates a 0.29-acre development block for the construction of four two-storey townhouses. Any buildings on the land will be demolished to allow the creation of the new townhouses. The townhouse units will range from 2,385 to 2,355 Sq. Ft in size and each townhouse will have two parking spaces, one in the garage and one on the driveway. Plans also depict a 0.72-acre open space block.

The proposal for 10165 Victoria Square Boulevard Townhomes indicates a 0.86-acre development block for the construction of twelve two-storey townhouses and a 0.56-acre open space block. Any buildings on the land will be demolished to allow for the creation of the new townhouses. In addition to providing each townhouse with two parking spaces (one in the garage and one on the driveway), six parking spaces are allocated for visitors.
